Prior to your stay at one of our vacation condos, we will ask you to sign an agreement which contains all of the rules, regulations and requirements. We will go over most everything contained in the agreement on this page so that you may review it prior to reserving your vacation condo.
CHECK-IN TIME IS AFTER AND CHECK-OUT IS No Early Check-ins, the door code you will be assigned is electronic and will not open the door until 3:00 p.m. CST. If you arrive prior to 3:00 p.m. CST please be aware that you will not be able to get into the condo prior to 3:00 p.m. CST.
The agreement does not create a tenancy or residence. You must depart at the appropriate time.
Pets are not permitted in rental units under any conditions.
Will will not rent to vacationing students or singles under 25 years of age, you MUST be at least 25 years old to sign the Rental Agreement and provide government issued photo ID, such as a driver's license.
A damage/reservation deposit is required. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
a. No damage is done to unit or its contents, beyond normal wear and tear. The deposit may be applied
to professional carpet cleaning for any spills or stains.
b. No charges are incurred due to contraband, pets, or collection of rents or services rendered during
c. All debris, rubbish, and discards are placed in dumpster, and soiled dishes are placed in the
dishwasher and cleaned.
d. The unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO early check-ins or late checkout.
h. Parking passes are left inside the unit upon departure.
i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement,
or the security company employed by The Resort.
j. The renter has not made any charges to the condo. These charges include, but are not limited to,
An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments in the form of credit cards, traveler’s checks, bank money orders, cashiers’ checks or personal checks. The BALANCE OF RENT is due fourteen (14) days before your arrival date.
A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. Travel/vacation insurance through an independent travel/vacation insurance agency is strongly recommended.
Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
The maximum number of guests staying at the Pelican Beach Resort condominium is limited to six (6) persons.
The maximum number of guests staying at the Jade East Towers condominium is limited to eight (8) persons.
No exceptions will be made as to maximum number of guests in each unit.
There is a minimum stay of 3 (three) days at Pelican Beach Resort.
There is a minimum stay of one week at Jade East Towers. During all seasons except Winter, all rentals are 7 night, Saturday to Saturday stays only.
There are no exceptions.
Internet service is available at no charge to the guest.A user name and password will be emailed to the guest in their Confirmation Letter so that the guest may access the free internet WiFi service in the condo.
Beach service is available during some seasons through an independent beach service vendor at the beach. We do not provide any type of beach service, and beach service must be arranged independently of your reservation for our condo. Beach service should never be charged to the condo, or to condo owners. Should any charges be made to the condo or condo owners, the credit card listed on file on the Rental Agreement will be used to pay any and all charges, or the amount may be withheld or deducted from the damage deposit.
The owner of the condo, or the owner's agent,may have an authorized maintenance representative enter the condo during a guest's stay to make repairs. Maintenance staff will not enter the condo unless authorized by the owner or the owner's agent, or unless an emergency or safety situation arises. All maintenance requests must be made to the condo's owner, or the condo owner's representative, and cannot be made directly to maintenance staff.
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
Any reservations obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.
Parking passes will be emailed to you after your final rental payment has been made. Renters must display the parking pass on the dashboard of their vehicle at all times while staying at the condo. Failure to display may result in towing of vehicle at renter's expense. Leave the parking pass inside the unit upon departure.
Parking passes are located in the lobby. Renters must display parking pass on the rear-view mirror at all times. Failure to display may result in towing of vehicle at renter’s expense. Leave the parking pass inside the unit upon departure.
No refunds will be given unless:
a. The National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning
b. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of
residence of a vacationing guest
The day that the National Weather Service orders a mandatory evacuation order in a “Tropical
Storm/Hurricane Warning” area, we will refund:
a. Any unused portion of rent from a guest currently registered.
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay,
to come in after the Hurricane Warning is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the
“Hurricane Warning” period.
